Rental and management fees for your property

Our seasonal rental fees

The agent shall receive fees set as follows:

  • management fees at a rate of 10% excluding VAT, i.e. 12% including VAT at the current VAT rate of 20%, calculated on the amount of rent collected and payable by the principal;
  • rental fees, excluding leases subject to Law No. 89-462 of 6 July 1989, at a rate of 15% excluding VAT, i.e. 18% including VAT at the current VAT rate of 20%, calculated on the amount of rent collected and payable by the principal.

Our residential, mixed-use and furnished rental fees

Fees payable by the tenant:

Fees for viewings, preparation of the tenant’s file and drafting of the lease:

  • €12/m² if the property is located in a very high-demand area;
  • €10/m² in a high-demand area;
  • €8/m² in a non-high-demand area.

Inventory check fees: €3 incl. VAT / m²

Fees payable by the landlord:

Rental fees for residential and furnished premises subject to the Law of 6 July 1989 are shared between the tenant and the landlord.

The amount including VAT charged to the tenant may not exceed the amount charged to the landlord and must remain less than or equal to the caps set by Decree No. 2014-890 of 1 August 2014.

The fees listed above will be revised in accordance with the regulations in force and according to our company’s revision formula.

Our Management Fees

Management fees amount to 7% including VAT of the sums collected. The following services are included:

  • Setting up the management mandate
  • Issuing rent notices, collecting rent, charges and allowances
  • Issuing rent receipts and payment receipts
  • Reminder letter and first formal notice by registered letter, as well as amicable debt collection
  • Rent review
  • Acceptance and validity check of the tenant’s notice to vacate
  • Final account statement upon the tenant’s departure
  • Management of service charge provisions
  • Keeping the owner’s accounts
  • Monthly advance payment of funds collected
  • Quarterly account reporting, in accordance with Article 66 of the Decree of 20 July 1972
  • Declaration of the tenant’s departure to the tax collection office
  • Rental risk insurance: annual request for the insurance certificate
  • Requesting quotes for works
  • Urgent repairs or repairs under €200 including VAT
  • Preparing and sending the information required for the property income tax return

Optional services:

  • Debt collection, transfer of the file to a bailiff for a payment order, eviction proceedings, with bailiff and lawyer fees payable by the owner: €150 including VAT per file
  • Claims management: declaration, representation of the owner during expert assessment, preparation of quotes and monitoring of works, collection and payment of compensation after verification: €250 including VAT per file
  • Technical management of routine maintenance, under €1,500 including VAT: quote if necessary, request for the owner’s approval, work order, monitoring and inspection: €150 including VAT per file
  • Technical management of all works: annual inspection of the property, works proposal, administrative procedures, credit file, work order, monitoring and inspection of the works: €150 including VAT per file

Prices including VAT are calculated on the basis of a VAT rate of 20%.

Fees applicable as of 1 January 2026 and subject to change in accordance with regulations.
